Description
NEDERHOFLAAN 12
A characterful villa in Vroondaal Hofstedepark, “the house with the clock,” as it is known in the neighborhood. A traditionally built villa with a whopping 326 m2 of living space on an 826 m2 leasehold plot with perpetual redemption. A garage of 11 meters long and 3.45 meters wide, a driveway where cars can park side by side and a beautifully landscaped ornamental garden with maximum security and privacy more than complete the living enjoyment of this house.
The villa is by no means a standard design. This is immediately evident in the four round-arched windows to the floor and the arched glass front in the protruding central section. An individual design in country house style, with many, exclusive details: masonry corner blocks, a robust, oak front door with specially designed, forged hardware, heavy, arched “stable doors” of the garage, “hanekam” masonry above the horizontal window frames, bluestone keystones above the round masonry arches, and stylish detailing of the chimney and fascia. The hand-form gable bricks and ceramic roof tiles were also carefully chosen. The radio-controlled clock in the top gable automatically switches to summer and winter time.
Vroondaal is the exclusive neighborhood of The Hague, near estate and golf club Ockenburgh, the renovated seaside resort Kijkduin, the International School, various sports fields and fast roads.
The most exclusive part of Vroondaal is the residential Hofstedepark, with only spacious land plots and individual construction.Hofstedepark is surrounded on three sides by the water-rich Madestein nature and recreation area. The layout of the neighborhood, with its extensive, leafy breezeway and spacious lawns with driveways along the houses, has an 'American' feel.
LAYOUT
A representative front garden welcomes the visitor in style. The wrought-iron ornamental fence on the street side contains both an electrically operated wicket door and a double electric entrance gate and, together with the high, metal fence around the garden (double-rod mesh), guarantees maximum security.
GROUND FLOOR
The entrance hall makes an immediate impression with a beautifully sculpted, oak staircase.
From the cast-iron main baluster on the vaulted base step, a solid oak handrail continues in one uninterrupted piece all the way to the top floor, supported by 87 patinated, cast-iron side balusters.A masterpiece by the renowned Belgian staircase maker Luc Steels. He also manufactured the oak panel doors and rebates throughout the house. The staircase, doors and rebates are not varnished, but treated with whitewash. In the hall are the toilet and the meter cupboard.
The light window in the roof at the top of the hall along with the large glass front provides optimal daylight on all floors.
The L-shaped living room has a ceiling height of 3.10 meters. The conservatory with raised podium adds an atmospheric, extra dimension. A double frontage gives access to the garden. The windows on the south and west sides are fitted with sun protection blinds. There are 15 recessed spotlights in the ceiling. The monumental, French fireplace runs on gas and forms a rustic unit with the tumbled dales on the floor.
The kitchen on the garden side is accessed through a free walk-in from the living room and features Miele appliances and a Quooker for hot water. The handcrafted fireplace, fluted columns, polished, bluestone countertops and antique French tile give the kitchen a natural allure.
The garage has room for two cars back to back, or one car plus storage/hobby workshop (the current owner uses it entirely as a workshop/storage).The space is equipped with two radiators. From the kitchen an interior door gives access to the garage, which thus also has a utility room function.Next to the entry door is a charging station for electric cars mounted on the wall.
FIRST FLOOR
On the generously sized landing on the second floor are the access doors for all rooms. The ceiling height is 2.9 meters everywhere. On the landing and in all rooms of the second floor, the concrete floors have solid wood floorboards (except the tiled bathroom and toilet).
The spacious air-conditioned master bedroom with adjacent terrace offers direct access to the bathroom.
The spacious bathroom is decorated in Moorish style, with a walk-in shower, a whirlpool tub, designer radiator, two Sphinx sinks, a toilet, and matching wall cabinets by Sphinx. The exclusive, meticulously patterned, Andalusian wall tiles were specially imported from Spain (Mensaque Rodrigues, Triana/Sevilla).
On the street side is a spacious bedroom.
The dressing room has closets on both sides.
SECOND FLOOR
The concrete floors of the landing and bedroom have solid wood floorboards. The laundry room and attic space have tarp floors.
A wonderfully quiet bedroom/guest room with dormer is located on the street side. The bathroom/fitness room has plenty of exercise space. The shower consists of a vertical glass panel with shower faucet and a floor grate, so there is only one wall to dry after. The room houses several pieces of fitness equipment and is open to the sauna room. The Villeroy & Boch infrared sauna has never been used and is in new condition.
The attic space houses the Nefit 9000i HR central heating boiler (2021) and a 200-liter gas-fired boiler.
THE GARDEN
The very valuable ornamental garden adds a special experience to living in this villa. The front garden, geometrically laid out in classic style, is a representative entrance. The wide side gardens along the house are generously planted, with hedges, shrubs and trees. In the backyard, a 3.5-meter-high collar of 24 evergreen holm oaks along the yard fence provides maximum privacy year-round. The 46 m2 terrace is great for sunbathing and partying. In summer, when the iron arbor is decorated with flower borders, climbing roses and hanging baskets, it is pleasant to relax at the outdoor table. The French fountain on the right and the Italian fountain on the terrace are refreshing elements in the summer garden. The bronze sculptures can be purchased separately. The automatic sprinkler system with its own soil pump covers almost the entire garden. Finally, the garden faces southeast. The sun shines on the terrace from the morning and moves deeper into the garden in the evening.
